Our client is seeking a dynamic Director of Operations to serve as the strategic bridge between executive leadership and property-level performance across a growing real estate portfolio. The Director of Operations serves as the critical bridge between executive strategy and day-to-day property management operations. This leader ensures operational excellence across the company's property portfolio by aligning business objectives with investor goals, driving efficiency, ensuring compliance, and fostering a high-performance culture. The ideal candidate is both strategic and hands-on, able to translate growth vision into systems, processes, and accountability measures that scale.

Worksite Location: St. Paul, MN

Salary Range: $150k/year + Bonus

Roles & Responsibilities:

  • Lead and optimize property management operations, aligning practices with ownership and investor objectives
  • Ensure all properties meet safety, maintenance, and regulatory standards while overseeing capital projects and budgets
  • Drive operational efficiency through technology adoption, process improvements, and vendor management
  • Mentor and develop high-performing property and facilities teams, fostering accountability and collaboration
  • Partner with executive leadership on growth initiatives, acquisitions, and smooth integration of new properties
  • Support tenant relations, retention strategies, and lease compliance to maintain strong client satisfaction

Required Skills & Experience

  • Bachelor's degree in business administration, Real Estate, or related field preferred
  • 10+ years of progressive leadership experience in property management or real estate operations
  • Proven success overseeing multi-site property portfolios (industrial, commercial, or mixed-use preferred)
  • Strong financial acumen with experience managing P&L and driving operational efficiency
  • Deep understanding of property management systems (AppFolio, Yardi, ReThink, etc.) and KPI reporting
  • Exceptional leadership, communication, and relationship management skills
  • Ability to balance strategic thinking with operational execution
