Finance & Development Director (ID:46993)
Are you ready to lead finance and accounting for a multi-property hotel group with an established track record of success? As the Finance & Development Director, you will leverage your background in hospitality while partnering with General Managers to provide insights and optimize outcomes.

This exciting role involves a combination of overseeing operations as a Finance Director and also limited Development work for the company.   The company's development growth involves one to two projects annually, which is why the combination of finance and development is necessary. 

Worksite Location: This on-site position is in Sioux Falls, SD.  Relocation expense coverage is offered.

Salary: $175k - $215k/yr. base salary plus discretionary bonus.

Roles & Responsibilities:

  • The Finance Director role oversees the Controller and four accountants, with an expectation of a strong Board presence.
  • Responsible for developing and measuring KPIs, forecasting, and ensuring that the long-term budgeting process is aligned with business goals. 
  • Partner closely with General Managers to review financial performance, set targets, and drive improved outcomes across each property. 
  • Partner with external partners on key issues, such as audit, bank financing, and insurance management.
  • The Development position assists the President in locating new construction hotels, which includes assistance in selecting a site for a franchise, developing financial proformas for the project, bidding, selecting a construction general contractor, and overseeing construction from start to finish. 
  • Assist the President in locating existing hotels for sale to purchase.  This includes developing a pro forma, conducting due diligence on the asset or operation, reviewing the franchise, and determining the franchise's suitability.
  • Responsible for listing selected hotels for sale and assisting the President in determining if a 1031 will be considered for the sale of the asset.  
  • The applicant must understand how to price hotels for sale. 
  • Oversee franchise PIPs (Product Improvement Plans) at existing hotels, which include bidding, construction contractor selection, budgeting, purchasing for the PIP, and overseeing from start to finish of the PIP. 
  • The following experiences are needed:  Financial feasibility analysis, design, financing, permitting, construction, and project management. 
  • Must track the schedules and progress of general contractors. 

Required Skills & Experience:

  • Experience with a company with over 10 hotels (upscale limited and limited-service hotels) in which the applicant has experience overseeing multiple hotels and development experience.   
  • Minimum of 8 years of experience in Hotel Operations of upscale limited hotels and limited-service hotels.  No food or beverage experience is required. 
  • Minimum of 4 years in Development (construction, PIP's, hotel & land acquisitions, sale of hotels)
  • Must possess attention to detail, integrity, and the ability to maintain a high level of professionalism. 
  • Some travel is required.   Travel is less than 20% of the time.
